Making an offer through Smart Sell does not buy you a property. Accepting one does not sell it. The highest offer does not automatically win — the seller reviews every offer and chooses freely, and may decline them all. A sale becomes legally binding only when both parties sign a deed of sale prepared by their attorneys. Propworths holds no deposits and no client funds at any stage.
Steps 1 and 2 happen on the Propworths platform. Steps 3 and 4 happen with your own attorney and conveyancer. Our role ends before any money changes hands.
Verified buyers submit offers during an open, time-limited window. Every offer is visible, timestamped and logged.
PropworthsAt close, the seller sees every offer with its full terms. They may accept one, ask two buyers to improve, or decline everything.
PropworthsThe accepted offer goes to both parties' attorneys as an Agreement in Principle. They draft the deed of sale. Both parties sign at their attorneys.
Your attorneyThe conveyancer receives every deposit and every payment into their trust account, and registers the transfer of title. Never Propworths.
Your conveyancerPropworths charges a flat platform fee at each end. There is no percentage commission on the sale, and nothing is taken out of your proceeds. Attorney fees, conveyancing, transfer duty and bond costs are separate and paid directly to those professionals.
The platform fee and the purchase price are handled by different parties, in different accounts. Propworths only ever receives its own flat fee through Peach Payments. Every rand, dollar or pound of the actual purchase price is paid to the seller's conveyancing attorney.
The USD 200 buyer registration is a 6-month platform-access pass, not a single-property fee. During your window you can offer on as many Smart Sell listings as you like, in any of the 185 countries we serve.
One identity verification. Unlimited offer-making across every Smart Sell listing on the platform. Real-time notifications the moment you are outdone. A written record of every offer you make. If your window expires and you want to keep offering, re-register and pay USD 200 for another 6 months.
No. In an auction the highest bid wins automatically and the sale is binding on the hammer. In Smart Sell the seller reviews every offer at close and chooses freely — no offer binds either party, and the sale becomes binding only when a deed of sale is signed by both parties at their attorneys.
Not automatically. Sellers weigh the terms as well as the amount — deposit size, whether the offer depends on finance, and occupation date. A slightly lower offer with cash and a quick occupation date often wins.
Never. Propworths holds no client money at any point. Every deposit and every rand, dollar or pound of the purchase price is paid to the seller's appointed conveyancer or attorney, who holds it in their trust account until transfer.
It is a written record of what was offered and what the seller accepted — the parties, the property, the amount and the terms. It is not a deed of sale and it does not transfer property. You give it to your attorney so they can draft the deed of sale that you will actually sign.
Your USD 180 listing fee is not refunded, because Propworths has already delivered the listing and the offer window. You are free to list the property again as a normal Propworths listing (no additional Smart Sell fee), or re-run a Smart Sell window on new terms.
Yes. Buyers in all 185 of our markets can register and make offers. Verification requirements and any exchange-control rules vary by country, and your own attorney will advise you on what applies to your purchase.
Yes. Regular Propworths listings work exactly as they always have — no fee change, no process change. Smart Sell is an optional way to run a transparent, time-limited offer window on a property. Use it when you want structured competition; use a regular listing when you don't.
Yes, and so does the seller. Propworths does not give legal advice, does not draft deeds of sale and does not handle transfer. Those are jobs for a qualified attorney or conveyancer, and using one is how the transaction is properly protected.
